Description: This class, taught by registered architects Jim Rains and Doug Freeman (Bios below), will help you understand the AIA and Consensus Docs key contract clauses you should be aware of as a result of the current pandemic.
In March of this year, the construction industry was completely upended almost overnight in responding to the unprecedented crisis resulting from the COVID 19 Pandemic. This course will review the Governor’s Executive Orders and other laws that were adopted to deal with this disaster at both the state and federal level. Instructors will then delve into construction more specifically as we review the key contract clauses in both the AIA and Consensus Docs contracts for design and construction provisions that you need to know about because of the Pandemic. Instructors will also explore things to consider if you didn’t use an AIA or Consensus Docs contract and the recent limited immunity statutes enacted due to the pandemic. Finally, instructors will discuss things to consider and protocols to take at the job site to respond to the COVID-19 virus from the perspective of the Owner, Contractor, Designer and AHJ.

Jim Rains, FAIA, CSI is an architect and a Capital Project Manager at NC State University where he works on large, complex capital projects from the bid opening through to completion of project construction. His duties include management of the project within established budgets and schedule; ensuring construction meets Federal, state and local building codes as well as University requirements.
Jim also serves as an Associate Professor teaching Construction Contract Administration in the College of Design, at NC State University weekly, during the Spring Semester. This graduate level class is offered in order to prepare the students in various disciplines for the construction management portion of their practice.
Douglas Freeman, RA, JD is a practicing architect and a retired attorney. He is a frequent instructor/presenter for AIA of NC, the AIA/NC Triangle Chapter and the monthly CSI Construction Contract Administration Practice Group. He is currently a project manager for Cape Fear Valley Health System.
